
Belmont Housing Resources for WNY and CB Emmanuel Realty partnered for the development of approximately 304 units of affordable housing across fourteen buildings, along with nearly 21,500-sf of commercial space spread across 17-acres. The site of a former government housing complex has been vacant since the 1980s and the structures were torn down in the early 2000s.
The new plans include a variety of uses including a daycare center, retail space, activated green spaces and park elements. A new “streetscape” with parallel parking, sidewalks, cross walks, and a linear park tie the buildings together into a new neighborhood. The apartments include one-, two-, three-, and four-bedroom unit types in a mixture of traditional multi-story stacked units and two-story townhouse style structures.
The largest structure is a 178,000-sf, five story podium style construction with a steel and concrete slab second floor supporting four-stories of wood framing above. The balance of the structures are all wood frame. All buildings utilize slabs on grade and shallow soil bearing foundations over a complicated subgrade preparation. Prior to the government housing, the property was home to a rock quarry and then a landfill. The unsuitable, unconsolidated soils required deep dynamic compaction throughout and then rigid inclusions under the taller structures.
The project is estimated at $175 million with construction expected to begin in late 2026.
